
Great progress on community projects, thanks for your patience!
Over the last few months, your Association has been busy with several improvement projects aimed at making our neighborhood look better, staying safe, and functioning well for years to come. We’re excited to share some positive updates!
Pool renovation – ahead of schedule!
The pool renovation is moving along faster than expected. Upgrades include major improvements to the pool system, plus extra maintenance and sprucing up around the pool area. Right now, we expect to start refilling the pool by mid May, with a reopening date set for Memorial Day weekend.
Before we reopen, the deck pavers will be cleaned and sealed, and the pool furniture has already been inspected, repaired, and deep-cleaned. The pool itself has been pressure washed, and the decorative tile work has been detailed to brighten things up. A few residents have asked about buying brand-new pool furniture. While that’s not in the budget until the 2027 fiscal year, we’re making the most of what we have for now.
New playground – officially underway!
Work on the new playground has begun and remains on schedule. The old mulch has been removed and replaced with ten yards of fresh soil to start leveling the area according to the original drainage plan.
We recently met with Jammin Playgrounds to go over the layout and start creating a design mockup. Once the design and pricing are ready, the community task force will review them before the Board gives final approval. Once the equipment arrives, installation should take about 7–10 days.
Ongoing drainage & grading work
Sunshine Land Management is staying on schedule with several important maintenance projects. In addition to the playground grading, crews cleared heavy vegetation around Pond 2 near the Moss Park exit. This helps both the look of the neighborhood and the function of the pond and pipes.
Right now, crews are cleaning drainage pipes behind the tennis courts. These pipes handle stormwater runoff from both the tennis courts and playground, so this is a key preventive maintenance step. Once the pool project wraps up, drainage work behind the pool will begin and connect into the main system.

Sidewalk repairs – being reviewed carefully
Earlier this year, our contractor flagged 79 sidewalk panels for possible replacement. Some need structural repair, while others are more about looks. To be smart with funds, we’re reviewing each spot individually. About half of the list has been reviewed so far, and we expect a final list of required replacements by June 8th. After that, we’ll send the updated info back to the contractor for revised pricing.
Looking ahead
While many projects are in motion, a few more reserve study projects are planned for future phases, including fitness center improvements, additional pond maintenance, asphalt replacement for two parking lots, curb repairs and future patching and seal coating for streets and parking areas

Good News on Our Roads, A Smarter Path Forward
Good news, homeowners! The required engineering survey for our community roads is complete, and the results couldn’t be more positive.
The expert analysis brings welcome flexibility to our repaving plans. The key finding? The work can be done in stages. This means we can space out spending over time while still maintaining safety and quality.
In short, a full, community-wide resurfacing project isn’t needed right now. This year, we’ll focus instead on Myrtle Creek and Marsh Pine, the two neighborhoods whose roadways are prioritized in the report for work based on their current condition. The rest of our streets will be seal-coated and placed on a staggered repaving schedule.
We’re now gathering measurements and preparing a request for proposals (RFP). Several local paving companies have already shown interest in bidding, which is great news for competitive pricing.

Mark Your Calendars: Annual Meeting Coming Up!
By now, all homeowners should have received their Annual Meeting packet in the mail. This year’s meeting is scheduled for May 20, 2026, at 6:00 p.m. in the social room at the NSLH clubhouse. We’d love to have you in attendance!
A note about this year’s election
The Board of Directors has voted to postpone this year’s election until the Appellate Court issues a ruling on the 5-seat election case. We’ll share updates as soon as more information becomes available.
How to attend (in person or from home)
Due to limited space in the social room, in-person attendance will be capped at the first 40 homeowners to arrive.
But don’t worry if you can’t make it in person! Homeowners who fill out and return the proxy form included in your meeting packet will be counted toward our quorum and will have the option to join the meeting virtually via Zoom, from the comfort of home.
A few reminders for in-person attendees:
- Please bring a valid photo ID for check-in.
- This meeting is for homeowners only. Guests will not be permitted.

Welcome Back, Tanner!
Don’t do a double take next time you think you’re seeing former Compliance Manager Tanner Mews riding a golf cart, walking around the community, or sitting in the office. It really is him! Tanner is back after a 10-month hiatus and stepping into a new role as Assistant Community Manager and Facilities Manager.
Tanner moved his family to Colorado last spring in search of open spaces, snowboarding, and proximity to his family, but his heart never really left North Shore and Central Florida. We asked him a few questions about his time in Denver and what he’s most excited for since coming back.
Q: What did you do in Denver?
A: “I worked as a portfolio manager for 14 residential communities. My favorite part about working in Denver was stepping into a management role, which helped me develop a new skill set. While we were there, we enjoyed hiking and paddleboarding, but due to the lack of snow and the cold weather, my wife decided that Colorado wasn’t all I made out to be and asked to move back here, where she felt more comfortable. I had to admit it wasn’t a bad idea.”
Q: What brought you back specifically to Central Florida and to North Shore?
A: “What brought me back to Central Florida was having grounded roots here. My wife’s family lives in Central Florida, so this place already felt like home. And my dogs’ favorite place in the world is Lake Baldwin Dog Park. I couldn’t let them down again. I came back to North Shore specifically because I liked this community and work well with Laurie [HOA manager]. We have a level of respect for each other that you don’t find everywhere.”
Q: Tell us about your new role. What excites you about it?
A: “As Assistant Community Manager and Facilities Manager, I’m excited about the opportunity to focus on the community’s assets and make sure they stay in great shape for everyone to enjoy and to help enhance property values.”
Q: What are you most looking forward to as you grow roots here again?
A: “I’m most looking forward to seeing the difference the team and I can make in the community with the projects we’re working on. These are big projects that everyone will notice while driving through the neighborhood or enjoying the results. Every day I can see progress from where we started to where we’re headed, and it already makes me excited to picture the happy faces of our homeowners when these are completed.”

Spring into Action: A Gentle Refresh for Our Neighborhood

This past winter threw us a few curveballs, and even the best-kept yards felt the strain: brown landscaping, damaged plants, and extra-overgrown areas became more common than usual. But now that spring has fully sprung, it’s the perfect time to give our properties a little love and fresh energy.
This isn’t about rules, it’s about keeping our neighborhood looking and feeling like a place we’re all proud to call home. When we all chip in on routine upkeep, it helps preserve curb appeal, property values, and that welcoming vibe we love.
Here’s what we’ll be focusing on as we head into summer:
🌿 Landscaping Refresh – Starting June 1, 2026
Please remove any dead or winter-damaged plants and replace them as needed. A little replanting goes a long way in bringing our community back to its beautiful best.
🌴 Palm Tree Maintenance – June Inspections
Time to trim those dead fronds! Regular palm care not only looks better but also helps reduce hazards, especially during storm season.
✂️ Tree Trimming Requirements (for safety & easy access)
- Keep limbs 8 feet above sidewalks
- Keep limbs 14 feet above streets
This keeps things safe and smooth for walkers, drivers, and service providers alike.
🧽 Exterior Cleaning
A seasonal scrub does wonders! We recommend giving the following areas some attention:
- Driveways
- Sidewalks
- Gutters
- Trim and exterior walls
Keeping these surfaces clean helps the whole community look sharp and well cared for.

Play Ball! A Friendly Reminder of the Softball Field’s Rules
With the warmer weather finally here, it’s great to see our community enjoying the softball field at North Shore at Lake Hart. To keep things safe, fair, and fun for everyone, we need your help following a few important rules.
For Residents and Their Guests Only
Our parks and fields are a benefit for North Shore residents and their guests, from dawn to dusk only. If you’re planning a practice or pickup game, please remember that the resident responsible for the group must always have their Photo ID Card on them while on the field.
Team Practices Require Advance Approval
Planning to hold a team practice? You must secure written approval in advance. Here’s how:
- A North Shore resident must make the reservation, sign a “Condition of Use and User Agreement” form, and remain present for the entire practice.
- A team roster must be provided, with at least 50% of the team being North Shore residents (including names, addresses, and phone numbers).
- Important: The field cannot be used for league games, only team practice.
Quick Rules to Remember
- No alcohol, drugs, or tobacco anywhere on the fields, grounds, or parking lots.
- No weapons are allowed.
- No animals on the playfields or courts.
- No bicycles on the playfields, they damage the field (racks are provided at the Rec Center).
- No vehicles on the fields or parking on the grass.
- Trash removal is your responsibility.
- Zero tolerance for rude behavior, profanity and fighting. It will result in immediate eviction and suspension may follow.

Duke Energy and Orange County Finalize Neighborhood Upgrades

Duke Energy and the Orange County Government have concluded their infrastructure projects in our neighborhood. Hurray!
Duke Energy’s objective was to add capacity to its electrical infrastructure to support the new AdventHealth hospital on Narcoosee Road. Its project involved boring conduit and pulling cable to service the 10-story, $423 million hospital slated to open late this year. The facility will have 80 beds (expandable to 320) and will focus on specialized care like cardiology, orthopedics, neurology, and labor and delivery, alongside high-tech, incisionless robotic surgery. AdventHealth paid for the upgrades, which will also benefit our community, sections of which are in the same grid as the hospital and will be given power restoration priority on the event of a hurricane or any other weather event.
Assistant HOA Manager Tanner Mews toured the property with Duke representatives upon completion of the project to make sure there weren’t any lose ends such as damaged sod or cracked sidewalks. A list of necessary fixes was compiled, and Duke has begun taking care of it at no cost to the community.
While the Duke project was going on, Orange County began repaving in early January. Some paving was initially completed but work had to be halted after a few days because the heavy equipment from the Duke project could damage the new asphalt before it had a chance to cure. After the Duke project finished, the County contractors came back, and it has now mostly completed the repaving of North Shore Golf Club Blvd. The HOA management and Board were in contact with both Orange County and Duke throughout this process to safeguard the community’s interests. We truly appreciate your patience.

Audit Progress

Why Our HOA Gets a Financial Checkup Every Year
You might not know it, but our HOA goes through an annual audit of its financial statements. Every single year. Like clockwork.
Why, you ask? Great question!
Reason #1: Florida law says so. Florida Statute Chapter 720 (which sets the rules for HOAs across the state) requires it. Since our neighborhood has more than 1,000 homes, an annual audit isn’t optional. It’s the law.
Reason #2: It’s just plain good business practice. Having an independent Certified Public Accounting firm double-check our year-end numbers gives everyone peace of mind. It means the financial statements you see on our website are accurate and honestly present how we did financially for the year.
So, who’s doing the crunching this time? Sokol & Sokol, the independent CPA firm handling our 2025 year-end audit, has started the work and is well underway.
Audits take a little time (they’re thorough folks!), but don’t worry. As soon as we receive the final audit report, we’ll post it on the website for everyone to see.

Proper Installation of Concealment Screens
To maintain a consistent and attractive appearance throughout our Florida community, concealment screens are required for all exterior mechanical and utility equipment. Please ensure the following items are not visible from the street: air conditioning units, pool and water equipment, water softeners, trash containers, and any other exterior mechanical devices.
Approved Look and Installation
All screens must be white vinyl lattice panels with a clean, grid-style pattern that allows for proper ventilation. To be effective and compliant, screens must:
- Be installed in an “L” shape to fully block visibility from the street.
- Be secured firmly into the ground.
- Be durable enough to withstand Florida weather, including strong winds and hurricanes.
Loose, temporary, or improperly installed screens are not compliant and may become safety hazards.


Respect is Key
In recent days, our office staff has experienced some instances of being verbally attacked by residents. This behavior is completely unacceptable and will not be tolerated or ignored.
Our team works hard every day to keep our community running smoothly, enforce rules fairly, and assist residents to the best of their ability. Disagreements may arise, but respect is key and indispensable.
Any resident who engages in abusive, threatening, or disrespectful behavior toward staff members may face fines, loss of privileges, or other enforcement actions. If you have a concern, we ask that you address it calmly and respectfully.
Friendly Reminder: No Garbage Cans on the Street
Please remember there is a proper way to set out your garbage and recyclables on collection day.
Do NOT place garbage cans on the street. Cans left on the roadway can become a serious traffic hazard, blocking emergency vehicles, mail carriers, and everyday traffic. They may also be struck by passing cars, creating litter and damage.
DO place garbage cans on the sidewalk, at the end of your driveway. This keeps them off the road while still providing easy access for collection crews.
Parking Reminder: Management Office Parking Spaces
The management office building has a limited number of parking spaces available. These spaces are exclusively reserved for residents who are:
- Tending to business at the management office, OR
- Using amenities located within the building, such as the gym and the pool.
Do not park in these spaces to drop off your child at school in the morning or to pick them up in the afternoon. Please be courteous to fellow residents who need legitimate access to these facilities.
During Memorial Day, which this year will be celebrated on May 26, the American flag serves as a solemn tribute to the brave men and women who made the ultimate sacrifice while serving in our nation’s military. On Flag Day, this June 14, we honor the flag itself as a symbol of our nation’s unity, history, and enduring ideals of liberty and justice for all. And on the 4th of July, the flag proudly represents the birth of American independence and the freedoms we celebrate as a nation. Together, these holidays remind us that the flag is not merely cloth—it is a promise kept by generations of Americans. North Shore at Lake Hart is proudly displaying its stars and stripes in commemoration of the special dates above.
